Identifying Property

In order to help you find the right home, we truely need to approach the search from an elimination process rather than a selection process.  Instead of looking randomly through active listings, we’ll take everything in the area including new construction, new listings, for sale by owners (FSBO’s), and anything you’ve already found in your search.  We throw all this data into the funnel, then we’ll start eliminating properties by simply removing homes that do not suit your needs/wants.  So if you need 3-4 bedrooms, we can remove all 1,2 and 5 bedroom properties.  You really want to be in Lynndale or Bedford, then let’s isolate your search even more, but you need to say under $350K, so we can remove all listings outside the price range you specify.  Then we look for your specific wants, do any of these homes have those extra features you really want?  The three car garage?  Downstairs master?  In Law Suite?  Fenced back yard?  Although we can eliminate homes without these features, these are all items that can possibly be added, and that’s why they fall lower in the funnel.  You may decide you want a three car garage, but you love the home with the 2 car garage and huge back yard.  Processing all data in an elimination process makes us certain we’ve evaluated every available property so we don’t miss anything!  Some homes we’ll view online, some we’ll drive by, and others we’ll make an appointment to go inside.  This process allows you to see every home from the start, rather than just a selection your agent chose.  Our goal is to identify your top three or four homes (this can be a rolling three or four during our search).  Once we’ve determined your favorite  homes, we’ll schedule the showings and go see them in person; both inside and out.  In the event you find any of them are of interest to you, I’ll complete a comparative market analysis(CMA) using recently sold like kind properties to determine a market value.  My goal is to make sure you don’t pay too much!  If you think this process will work for you, give us a call today and let’s get started finding the perfect home!
